President's Report - By

The warmer
days we were waiting for arrived in
time
to green
up
our weeds and ocotillo
for Saint Patrick’s Day and bless
us with blissful warm evenings.
We had twelve members present at the
March 15th meeting. One member asked
what could
be done about the damage to common walls
caused by a neighbor’s tree roots.
The CC&R’S answer is that the damaging
party is responsible. I believe it is more
important for all of us to realize that as
the sub-division matures, for most of us,
we have inherited some problems from former
owners landscaping activities. This now becomes
our individual responsibility to deal with
our neighbors and allow them to fully enjoy
their homes without undo stress from someone
else’s problem.
There was considerable discussion at
the Board Meeting regarding garage doors.
A motion
was passed that from March 15, 2004 forward
there will be no windows allowed in garage
doors. This is not in keeping with the
architectural atmosphere of Esperanza
Estates.
The February 29, 2004 Statement of Revenues
and Expenditures along with the Statement
of Financial Position follow in this
issue (front & back). Considering the cold
weather for the first two months of the year,
which accelerated our utility costs, we are
only $47.30 over spent for the first two
months.
With gas heater problems, pool cover
problems, and other issues at the pool
this past month,
I have spent a considerable amount of
time working with Scottie Blum to achieve
resolution
to these issues. This has brought to
my attention the need for all of us to
assist Scottie
in keeping the lounge chairs and other
equipment in it’s proper place. PLEASE, return
the pool furniture back to its original placement
after you are through with it. We used to
have a sign in our office at the copy machine
the read as follows: PICK-UP AFTER YOURSELF
YOUR MOTHER DOES NOT WORK HERE
As Scottie pointed out to me, we do not
have employees waiting to pick up and
rearrange
the furniture like the country club.
We also made the unpleasant discovery,
as evidenced by an unsigned calling card
at
the pump room door area, that someone
had taken their dog into the pool area
(NOT ALLOWED).
Please cooperate with all of your neighbors
and refrain from this type of activity.
Should anyone see this happen in the
future please
contact me. We do not need problems with
the health department.

Common Area Maintenance - By Tom Cooke, Chair
The big news in the common
areas are the efforts at weed control. This
time of year,
with the rains and the warmer weather, we
always have a terrific crop of new weeds
to fight. The landscape crews are working
regularly
on these, and will continue with spraying
until the entire 22 acres of common areas
have been completed. Time spent on this task
is, of course, time not available for regular
maintenance, so we ask that residents be
patient with us on scheduled requests for
work. We will get to all tasks as soon as
we can. Residents are reminded that weed
control in individual yards is the owner’s
responsibility, and we ask that each owner
take care of this problem as soon as reasonably
possible.
Steve Brown is in the process of installing
a sun dial in his rock garden project in
Mt. View Park. He has also constructed some
new additions to this project, which are
worth a look. If you have not yet seen it,
try and go by. You will be impressed with
his efforts, which are a great addition to
the Park, and our subdivision.
We have picked up and disposed of nearly
two trailer loads of abandoned items in the
common areas. These consist of broken bricks
and pavers, roof and drain tile, concrete
border markers, blocks, broken pots and other
miscellaneous landscaping materials left
over the years in our alleyways and common
area easements throughout the subdivision.
Residents are reminded that our CC& R’s
prohibit storage of such items in the common
areas, and that if you have such items, they
need to be stored within your patio walls.
Your cooperation in this regard is appreciated.
We have located and tended to a couple of
additional mistletoe infestations missed
the first time. If you have knowledge of any
additional trees so infected, pleased let
me know. There is still mistletoe in Esperanza
Estates, but what is left is in privately
owned trees, over which the Association has
no clear jurisdiction. Letters will be sent
to owners of such trees, asking that the
problem be taken care of.
We have recently had to remove two additional
mesquite trees from common areas. One had
cracked a patio wall on three separate occasions,
and had to be removed to keep from further
damaging the wall, and the second was a dying
tree, in danger of falling over and causing
substantial damage to an adjoining wall.
We are always hesitant in removing such trees,
but in cases such as these, we have no choice.
It is the Board’s wish to preserve
as much of our native and mature vegetation
as is possible within our budgetary limitations,
with the belief that it adds a great deal
to the desirability of our area to do so.
It is anticipated that over the next 30-45
days, the pool enclosures and inside ramada
will be painted, which will complete our
painting program for this year.
We are planning for our annual palm tree
trimming, which will take place in May or
June. This will include the approximate 55
common area palms in Esperanza Estates. As
always, please contact me at 399-0455 if
you have or observe problems in the common
areas.
GVCCC Directory News - By Charl Petry
Delivery of the 2004 Directory
is now complete. No directories were delivered
to residents
absent during delivery time; so if you did
not get a copy please give me a call. If
you’d like an additional copy they
are always available at the GVCCC Office
in Green Valley Mall.
Check out your listing right away. If you’d
like to make a change, correct your listing,
or if you are not listed and would like to

Hospitality Committee - Phyllis Johnson-Frost,
Chair
The committee will be
meeting soon to plan an April get-together
before our winter resident
neighbors take off for climates cooler. Let’s
celebrate the hopeful seasonal turn into
spring! The committee is open to suggestions
at-large (399-9003).
In the meantime, a steering committee has
begun to plan for our Bus Tour Fall 04, coordinated
once again by the McCalls.
Neighborhood Relations - By Norma Stanley,

Two new garage doors have been installed
recently and will need to be painted. They
are located on Placita Nueva and Circulo
Napa. A resident has expressed concern over
several overgrown trees that are eroding
his fences. The President and Neighborhood
Relations are looking into the matter.

Thank you to all residents who donated to
our March Garage and Bake Sale. Thanks to
Jane and Eric Ellingson and George Kormas
and Dorothy Greene who generously offered
their garages for this event. We held several
Fund Raisers during the Winter and our team
(Lois Blacker, Bev Brow, Jane Ellingson,
Mona Sheffield, Joan White, Joan Zebrowski
and Mary Zindrick) did a great job of running
them. Special thanks to Eric Ellingson who
did some great computer work for us, and
to Mary Zindrick who is always so agreeable
about typing this column.

Light Bulbs — By

Many of you will be leaving
soon for the summer, I would like to suggest
that you
purchase a long lasting fluorescent bulb
and place it in your lamp post. It would
certainly
help make our neighborhoods brighter
and safer. Thank you
GVCCC Update - By Sheila Bennen
There were several announcements made at
the meeting on March the 18th. It was asked
that all HOAs check that if there is a fire
hydrant present it has a blue reflector across
from it in the middle of the street. If any
of you observe one that is missing, please
call Sheila at 399-0501.
All phone books and Green Valley Directories
may be recycled at the Lion’s bin by
the library until the 24th of this month.
They also ask that you tear the covers off
before you recycle.
The multi purpose lane on Camino del Sol
is in the design stage and may become a reality
soon. The Duval Mine / I-19 construction
is on schedule to begin in September. Manuel’s
Restaurant is building a new and better restaurant
across the street from their present location.
Construction should begin soon.
Esperanza Estates was given a round of applause
for coming in first in the recent Walk Across
Arizona competition. Our team: Max and Lisa
Perry, Rick and Joan Ernst, Scottie Blum,
Christine McMahon, Marion McManus, Janet
and Drew Mason and Sheila Bennen, walked
over 6100 miles in 16 weeks. We were awarded
certificates, blue ribbon’s and a trophy.
Pool Notes - By Scottie Blum
Starting April 1st we
will go to summer hours. A “Summer Hours Poster” is
provided below. We ask that you post the
hours somewhere
so there is no misunderstanding on the time
the pool opens and closes and when the children
can use the pool.
Children are not allowed in the hot tub.
All swimmers are to shower before entering
the pool or hot tub. When moving furniture
pieces, please return them to their original
location. If you use umbrellas, please put
them back in their original position; the
wind comes up without much notice and the
umbrellas may be broken. This is your pool
for your enjoyment. If we all pitch in we
can keep it as nice as it is at the current
time — a place we all want to be and
bring our guests and friends to. Thanks for
your help. We will see you around the pool.
