Board meeting of November 18, 2002

The board is in the process of engaging in year-end closings and preparing for the next year. The meeting consisted mostly of committee reports and responses to homeowner comments.

It seems we need to remind homeowners that the CC&Rs require that any exterior modifications must have the approval of the Architectural Control Committee. We have had an abundance of requests to modify walls and ramadas. Most have been approved as requested but some have been modified to maintain harmony with the existing architectural patterns. The Board has the authority to require removal or correction of unauthorized exterior changes to any property. Similarly, the CC&Rs require the maintenance of the original paint colors -- this includes garage doors.

It appears that we are undergoing a major replacement of such doors. These are to be painted to match the rest of the structure. Usually, the garage door contractor will include painting. If not, make sure that the new paint matches the existing structure. Members of the Architectural Control Committee can provide details if you are not sure of your particular color.

The Board of Directors has voted to keep the dues for 2003 at $300. Notices will be mailed on December 1 and are due by January 1, 2003.

We trust that you all had a satisfactory Thanksgiving Holiday and did not overindulge. Our best wishes also go out for your enjoyment of the various festivities leading up to the year-ending celebrations.

Common Areas Report

Dead weed removal has been completed in the bulk of our larger common areas, giving us time to work on other projects. With the help of Triple A, our landscape contractor, we have been able to keep up with the common area maintenance requests so far. As always, please call Tom Cooke at 399-0455 if you have or see a problem developing in the common areas, and we will attempt to address it as soon as we reasonably can. With most requests, we are able to take care of them within a week to ten days. Do bear in mind that some requests, such as trimming for the sole purpose of an individual property owners view enhancement, are ordinarily not within Board guidelines for completion at the Association's expense.

In October, we removed a large Palo Verde tree from our Esperanza Blvd. area that was threatening a patio wall. So far this year we have had to remove 9 trees from our common areas that either had or were about to cause damage to an individual's property, at a cost to the Association of over $2,000. The sad part of the story is that in several of these cases, the trees in question had been illegally planted in the first place. So once again, owners are reminded not to plant anything in the common areas without Board authorization. We thank you for your cooperation.

Most of the letters sent to individuals regarding palm tree trimming have resulted in action by the owners, resulting in an improved appearance. The regraveling program will begin anew around the first of the year. We hope to be able to spread 100 to 150 yards this phase, and to continue the program in the future as funds are available, until completed.

Hospitality Committee

It appears to be a consensus that the trail walk with Sheila Bennen followed by food, drink, and good talk among a gathering of about 60 neighbors at the pool on November 13 was a social success! An issue did come up at the last Board meeting about our committee not offering gatherings for year-round residents during the summer. Perhaps the desert heat, monsoon threats, absent key committee members have deterred us from summertime fun. If you have suggestions to address this issue, please call this chair at 399-9003 or even better volunteer for the committee meetings!

And as I have meditated on the above issue, I've come up with an idea that I propose to the Watch zone groups being so effectively organized by Melodye Cooke, who also is on the Hospitality Committee. Why not have captains, assistants, neighbors in a particular zone get together for "block parties" occasionally--especially in the summer-- to complement the big events Hospitality presents? In these zones, there is awareness of disability, transportation, life-style situations that might discourage attendance at large gatherings at pool or park. What do you think?

Christmas Mailbox Decorations

We hope that all residents will decorate their lampposts for Christmas this year. The volunteers will do those posts when the resident is unable. (There will be a $7.50 charge if you have the lights and a $15 charge if they supply them. We must know in advance of your needs.)
