Board Happenings

At the meeting of November 17, 2003, we were
pleased to see eleven (11) members present.
There were no member comments this month.
The general meeting was routine and those
issues will follow by the Committee Chairs.
Other significant issues that came before
the board were as follows:
Motions were made, seconded and carried to
approve capital expenditures for new pool
furniture and a solar heating system for the
pool. In addition, there was a motion made,
seconded and carried to change to a different
bookkeeping service. This change will create
the need to change our mailing address once
again; however, the monthly savings of $315
should ease part of the discomfort.

The
most significant action to come before the
Board was approving the 2004 Budget. This
new Budget (attached) carries a $30 dues increase
which we need to maintain our common area
infrastructure at its optimum condition. The
last dues increase we had was in 1996. A motion
was made, seconded and carried to adopt the
2004 Budget as presented.

The Nominating Committee for this year consists
of Joe McMahon, Chair, Lance Ewing and Rod
Pearson, members at large from the Association.
This committee shall make as many nominations
for election to the Board as it determines,
but not less than the number of vacancies
to be filled. There will be three Board positions
required to be filled this year.
Common Areas

A work party consisting of Paul Rowland, Ben
Sheffield, Robert Frost, Lance Ewing, and
Tom Cooke completed roof repairs at the pool
ramada, and double coated the roof in preparation
for the installation of the solar pool heater.
The roof had an area of dry rot needing replacement,
and it was determined it would be wise to
recoat the rest of the roof before the installation,
as the solar heater attaches to the roof itself
and it would be difficult to work on the roof
afterward. The roof should now be in excellent
shape for the next several years.
Patsy Lantz has donated another bench for
one of the common areas in memory of her late
husband and former Board president, Dave Lantz.
We have also received a similar gift from
Dick Davis. Dick's gift will be in memory
of his late wife, Elizabeth Cadwell "Betty"
Davis, and Glenn Stednitz, the original creator
of Bridge Park. This brings to 6 the number
of benches donated to commemorate loved ones.
As we continue to need additional benches,
please consider such a donation. We have numerous
areas to place them here in EE. The benches
mentioned above, and that given previously
by Patricia Flowers, have been placed in Esperanza
Park, Bridge Park, and Whigham Wash.
For each donated bench, the EE Volunteers
will have inscribed and will attach to the
bench a small plaque, setting forth the name
of the donor, and the person in whose memory
the bench was given. Plaques have now been
attached to most of the recently donated benches.
Please check these out--they look very nice.
One donor has advised that a dedication of
the bench will be held soon, at which friends
of the person in whose memory the bench was
donated will attend. A very nice gesture,
which will be long remembered.
A donor who wishes to remain anonymous has
purchased and paid for rock, gravel, and the
spreading of same to beautify a portion of
a common area. The weed spraying has been
completed, and the dying weeds are in the
process of being removed. This process will
be ongoing for the next few weeks, until all
areas are substantially weed free. This should
improve the appearance of our subdivision
considerably, until next Spring, when the
weedy season will again commence.
We have been advised by AAA that they will
not be increasing our contract rate for the
coming year. However, we are always investigating
whether we can obtain the same services elsewhere
for lesser sums. If we can find a reliable
contractor for a lesser amount, we will follow
up on it. Our common area maintenance expense
is the single biggest line item in our budget,
and we are well aware of the need to try and
lower this amount if it can be done responsibly.
Our regraveling program should be ready to
begin either late this year or early in 2004.
We will continue, as we have for the past
couple of years, to refurbish common areas
that have not been touched for many years,
and bring them back to a high standard of
appearance. It is hoped we can pay special
attention this year to Esperanza Boulevard,
parts of which are sorely in need of updating
and repair. Extensive work is also planned
for several of the small common areas which
now appear shabby and unkempt.
Ken Miller continues to labor in the Bridge
Park wash, which is improved on a daily basis.
He has already lined up additional broken
concrete, which will be delivered to us without
charge, for continued lining of the wash itself.
The upper portion of the wash has recently
been improved with new gravel at the place
where the trail intersects with the quad driveway
leading to Holgado, and it looks great. Additional
work on the flora along the trail in the Bridge
Park wash area are being initiated, and will
be completed by AAA in the next weeks.
Further work on outlining the trail at the
place where it crosses Whigham Wash, are in
the planning stages. As always, if you have
or observe problems in then common areas,
please give me a call at 399-0455. We will
attend to any problems as soon as we can.

We're getting back into action after the Summer
break and looking at upcoming improvement
projects -- and these require funds. Our first
Fall fund raiser was the 50/50 raffle at the
October Hospitality Party. Joan Zebroski reports
that the winning ticket was held by Harry
Weitz who very generously donated his winnings
back to the volunteers. Thank you Harry!
When Jane Ellingson returned this month she
was pleased to see that the plantings at Sunset
Park had done very well -- with the exception
of a few small ones which she is replacing.
Thank you to all those who gave donations
for our bake/garage sale coming up on November
22 at 202 Circulo Napa. Hope to see you there.

Pool and Tennis
Notes -- by Scottie Blum
The new solar system is up and working. It
is showing a consistent reading of 84°
to 86°. Winter hours are now in effect.
Pool hours are 7:30 AM to 5:30 PM. Children’s
hours are 11:00 AM to 1:00 PM and 4:30 PM
to 5:30 PM. Children are not allowed in the
spa.
Reminders: Please shower before entering the
pool or spa. All owners and guests, please
sign in on the daily sign in sheet.
We would like to remind both our old-timers
and new residents about some of the established
tennis groups which play on a regular basis
at our own tennis facility on Circulo del
Sur at the West end of Calle Excelso. Anyone
who can hold up a racquet is welcome.

The games are on a rotating basis and last
about 2 hours, starting from 7:00 AM, 7:30
AM, or 8:00 AM, depending upon the time of
year.
For anyone who prefers to play singles, Sandy
Reed (393-1427), who claims to be a mediocre
player, is willing to play any time of day
after 10:00 AM.

Relations -- by Norma Stanley
We have contacted 5 residents regarding parking
violations, namely in the quad
areas. All have stated that they will park
their vehicles in their garages in the future
as stated in the CC&R's.
One homeowner would like to see the CC&R's
changed in regard to quad parking.
A resident who recently had his dead tree
cut down by the Association, is unhappy about
it and mentioned his lawyer!!
By the way---it has come to my attention that
some people are not picking up after their
pets on their daily "stroll". I
surely would not like to think it could be
any of our Esperanza residents, rather that
they come from one of those other near or
far sub-divisions. In any event, it takes
all of us working together to keep Esperanza
Estates looking its best!!

The Taste of Esperanza Party scheduled for
Dec. 7th has been cancelled.
The Taste of Esperanza cookbooks have arrived
and are being sold as we print. These books
will make delightful Christmas gifts. The
cookbooks will be available at the Garage/Bake
sale on Nov. 22nd, at the Ladies Luncheon
on Dec. 4th and at the Annual meeting if any
are available.
A Full Moon Party will be scheduled soon.

Luncheon

The ladies luncheon scheduled for Dec. 4th
is fast approaching. We have a very interesting
speaker/author as our guest. She has been
told to recount tales of her book as well
as memories of growing up in Nogales, AZ,
in the 40's and 50's. You may even hear of
the escapades of her two buddies (Nona Sykes
and Sheila Bennen.)
This is a great opportunity to experience
the ambience of the Country Club of Green
Valley, it is truly delightful. The speaker
will sign copies of her book and we will have
Taste of Esperanza Cookbooks for sale.

The URL for the Unofficial Website for Esperanza
Estates has been changed. Most of you should
be able to access it by merely typing in "esperanzaestates.com"
in the address window of your browser. The
full URL is as follows:

The maximum size of the old Website was exceeded
several months ago. This meant that no new
material (including future issues of the Periodico)
could be added. It was therefore necessary
to select a new host, and to register the
new domain name. This was accomplished in
September of this year, and the files were
transferred to the new server.
The Website continues to attract the attention
of residents and prospective residents of
Green Valley. Several persons have written
to say that they were moving to Green Valley
in large part because of what they had read
and seen on the site. The more people who
want to live here, the greater the demand,
and the more our homes appreciate in value.

Attention Watch Captains and Co-Captains
Due to the ladies luncheon set the same day
of the watch meeting, I am moving the time
of the meeting to 9:00 AM. I promise it will
be a short meeting. We are going to do a mailing
to all residents who have not responded to
our questionaire. I would like each of you
to determine any one that is not interested.
Beginning in December I will start sharing
information supplied by Homeland Security
in the watch column. Please bring any comments
to the meeting.

month we take a short walk to deliver the
